The owners wanted to update their condo with an open floor plan, raised ceilings, new kitchen, new bathrooms and tile floors, and a new multi-use living room with hardwood floors.

The client engaged SHM Architects to take their vision, design a new layout, and create the permit-ready plans .

Working closely with the owners, the city, the Homeowners Association (HOA) and the property management team Renowned Renovation ensured all the plans, permits, and work complied with rules and regulations to deliver a well-built home with meticulous detailing and high-end materials. Our project management app, BuilderTrend keep everyone in the loop and help create little or no stress for the owners. We completed the condo remodeling project on schedule and in the budget.

In compliance with the Condo HOA rules, remodeling work could only occur on weekdays, between 9 o’clock in the morning and 5 o’clock in the evenings. Everything that had to be removed or installed had to be scheduled and highly coordinated because there were limited street-only parking and there was no storage area. Everything had to be moved in and out using a 6′-by-6′ elevator 15 stories each way. We took many elevator rides during this high rise condo remodeling project on schedule and in the budget.

One challenging element of remodeling this high-rise condo was that the owners wanted to raise the ceilings as high as was possible which required that we replace most of the legacy wiring, fixtures, and the air conditioner ducts needed for the new HVAC system to effectively heat and cool the home. One challenge we discovered after the demo was to achieve the open kitchen concept it was necessary to move a roof drain. To obtain approval we needed an engineering assessment, code compliance expert, variance from the City of Dallas, approval from the HOA, coordination with HOA’s roofers, coring a new hole in the roof deck, and finally plumbing the new roof drain location.

The owners’ selection of materials, fixtures, appliances, furniture-grade custom cabinets, and the remote-controlled hideaway Murphy bed reflected their desire for function, luxury, durability, and style.

It was a pleasure working with and installing leading-edge products like Hunter Douglas Window Fashions, Cambria Surfaces, DuChateau Wood Flooring, Fixtures by WaterWorks, TruStile Doors, and Renowned Cabinetry

Lochwood Master Bathroom Remodel

From 60's Pink to Modern Luxury

Lochwood Master Bathroom Remodel of this vintage pink bathroom from the 1960’s that was adorable, but not functional. It was due for a much-needed update with a touch of luxury. We reworked the layout by taking over some unused closet space in an adjacent bedroom and used it to create a luxurious modern shower.

During the East Dallas, Lochwood Master Bathroom Remodel Renowned Renovation removed the old tub/shower combo in front of the window, creating more space for the toilet and vanity. Which provided the necessary room to add a double vanity and allowed more light to come into the area. Good use of space coupled with traditional marble in a modern style entitled this bathroom to be labeled Modern Luxury.

After demolition, we built 2 pocket doors, added a new concrete mud pan, bench and niche for the shower, retiled the bathroom floor and shower walls, installed a frameless shower enclosure, prefinished vanity with top and sinks from Kohler. We replaced the bathroom window, installed shower floor that was 2″ hex marble, Carrara White, The shower walls and bathroom floor were 4 x 16 classic white carrara. Fixtures were from Kohler with a white quartz countertop. The Bathroom vanity was from Renowned Cabinetry

     5-Star Remodel !

We are very happy with our remodeled bathroom and the experience with Renowned Renovation! We did a full gut and remodel of the 1960's original master bathroom in our house. The Designer was great in the beginning with design and selection help. Since this was our first remodel experience, we didn't have much experience picking out tile, fixtures, etc. Melissa offered great advice and got us pointed in the right direction!

Once we started the project Darryl was our Project Manager and kept us up to date weekly on progress, schedule and any decisions we were needing to make. There were a few delays due to crew scheduling, but the team always did their best to accommodate our calendar and get everything rescheduled ASAP.

Another great benefit is the project management software they use. It provides real time updates and pictures daily as progress is done. Overall we had a great experience and would recommend Renowned Renovations to friends and family!
